Energy Assesment

SAP & EPC for DWELLINGS

A SAP (Standard Assessment Procedure) Calculation is required by Building Control for New Build Domestic Projects, Substantially Glazed Extensions and Material Changes of Use.

SAP determines the energy efficiency and CO2 emission rate of a dwelling and demonstrates compliance with Parts L1A and L1B of the Building Regulations 2010.

An Energy Performance Certificate (EPC) is issued at completion.


SBEM & EPC for COMMERCIAL BUILDINGS

A SBEM (Simplified Building Energy Model) Calculation is required by Building Control for all Commercial New Build Projects, Fit Out Work and Large Extensions.

SBEM determines the energy efficiency and CO2 emission rate of a commercial building and demonstrates compliance with Parts L2A and L2B of the Building Regulations 2010.

An Energy Performance Certificate (EPC) is issued at completion.

BREEAM (Building Research Establishment Environmental Assessment Method)

BREEAM (Building Research Establishment Environmental Assessment Method) is the world's leading design and assessment method for sustainable buildings.

BREEAM Assessments are used to demonstrate the environmental performance and sustainability of commercial buildings.

A BREEAM will be required for all major public buildings or where Government funding is involved, when it is a planning requirement or when the client wishes to assess the environmental quality of their project.

BREEAM 2011 is a streamlined consolidation of the nine previous types of BREEAM assessment.


Building performance is assessed under various headings including:

  • Management

On completion of the assessment BREEAM certificates are issued by the BRE with a rating ( Pass, Good, Very Good, Excellent or Outstanding.)

CODE for SUSTAINABLE HOMES

Assessments are used to demonstrate the environmental performance and sustainability of domestic new-build projects.

A CSH rating will be required when Government funding is involved, when the client wishes to assess the environmental quality of their project or when it is a planning requirement.

Many Planning Authorities and Housing Associations in England and Wales require certification to Level 3 or Level 4.

Projects are assessed at two stages: Design Stage and Post Construction.

In addition jhai offer pre-assessment advice to help you understand and factor in all the features – mandatory and optional- needed to achieve your target level.
